Maguire Properties in the REIT that is the largest owner, developer and manager of Class A office space in southern California. They pride themselves on the architectural design of their properties, what those tower buildings add to the local skylines.
Their stock symbol is MPG on the NYSE. Their core strategy is to acquire exceptional buildings that attract high quality tenants, give them a productive environment, and improve their local communities. They seek a commanding market share in high barrier to entry locations. They have 33 properties with 9.1 million square feet.
They provide financing, development, marketing, leasing and property management services. Their IPO was done in 2003. Their key markets are Downtown Los Angeles, the Irvine Airport, Anaheim Stadium in Orange County, and Sorrento Mesa in San Diego County.
They list the highlights of their distinctive architecture as: 72-story US Bank Tower (the highest building on the West Coast), The Gas Company Tower, Plaza Las Fuentes and the Westin Hotel in Pasadena, the 777 Tower and the Wells-Fargo Center.
Other properties they own include: Park Place Irvine, Quintana, Pacific Arts Plaza, San Diego Tech Center, Stadium Towers Plaza, the Wells Fargo Center in Denver Colorado, Stadium Towers Plaza, and Brea Campus.
Maguire Properties has a lot going for it, but is economically dependent on the economic fate of southern California.
