SEGRO plc (LSE:SGRO) is a UK based Real Estate Investment Trust or UK-REIT holding various kinds of business properties in ten European countries. It's a commercial property investment and development company with office buildings, light industrial, logistics, warehouses and datacentre properties. They currently own 5.9 square meters of property worth 5.3 billion pounds. They're also listed on the Euronext in Paris.
SEGRO started out in 1921 when Sir Percival Perry (later Lord Perry) and Noel Mobbs (later Sir Noel Mobbs) led a syndicate of businessmen to form the The Slough Trading Company Ltd, and acquired the 243-hectare site on the Bath Road at Slough. SEGRO plc considers flex as its core business. They lease between 1,000 and 50,000 square feet to such businesses as data centers, light industrial manufacturing, and light industrial production. Their properties are located in suburban areas outside of major cities, frequently close to airports.
SEGRO Says Data Centers are Their Fastest Growing Segment
Their fastest growing segment are data centers, which run from 50,000 to 100,000 square feet, and leases typically are for fifteen years.
They have not added office space to their portfolio for a few years -- it's a small part of their business. They are in the logistics market.
They're located in the United Kingdom, Poland, Hungary, Czech Republic, France, Italy, Belgium, Germany, The Netherlands, and Spain. In 2009 they bought out another office/industrial REIT Brixton (LSE:BXTN), which had been the U.K.'s second largest industrial real estate company and their main competitor.
At that time, Brixton had a high vacancy rate of 22%. They believe they can drive a lot earnings growth by finding lots of new tenants.
