iStar Financial (NYSE: SFI) is a mortgage REIT concentrating on financing real estate projects. It began in 1993. On November 4, 1999 it began publicly trading on the New York Stock Exchange.

iStar is a private banker providing a full range of lending options to high end commercial real estate owners in the United States and around the world. Senior debt, mezzanine real estate debt, senior and mezzanine corporate capital, and corporate net lease financing and equity. They acquired TriNet Corporate Realty Trust for $1.5 billion. It was at that time the largest triple net lease public company.
They have completed $28 billion in real estate transactions. They are rated investment-grade. Their portfolio does not contain any sub-prime investments, no residential mortgage backed securities and no commercial mortgage backed securities.

iStar Financial is a real estate investment trust that, as a lender rather than property owner, is currently at risk in the United State financial crisis. However, they saw the storm approaching and therefore have kept away from the toxic forms of debt. Their main risk is of a total shut down of the capital and credit markets.
