Liberty Property Trust (NYSE ticker symbol LRY) is unusual in that it is a reit that owns commercial real estate in both the U.S. and United Kingdom -- 73 million square feet of office, flex, warehouse and industrial space (including entire industrial parks) in 20 markets.

Founded in 1972, as Rouse and Associates, this trust has its headquarters in Philadelphia Pennsylvania. It develops, acquires, leases, manages and mortgages properties. It's the United States leading developer of high-performance green buildings. It has a total of over 740 office and industrial buildings with 2100 tenants. They are concentrated in the eastern U.S.

Liberty Trust is staying on top of current trends by handling over 6 million square feet of LEED-registered green space completed or under construction -- 35 projects. This includes office, industrial and warehouse buildings. They retrofit existing buildings. They also clean their properties in an environmentally sound manner.

Because of their committment to sustainable designed ($1 billion invested so far), the U.S. Green Building Council awarded them the 2006 National LEED Award for Corporate Leadership, the National Association of Industrial and Office Properties gave them the 2007 Green Development Award, and CoreNet Global gave them the 2008 Sustainability Leadership Award for Design and Development.

They became a publicly traded company in 1994, and have increased their dividend every year since 1996, and they have investment-grade credit ratings from all three services. They have 500 employees.
