Equity real estate investment trust companies carry out the actual business of running real estate businesses. These are what people are usually referring to when they speak or write "REIT."
As of 2004, the market cap of publicly traded real estate trusts was $308 billion. Since the U.S. commercial real estate market is about $4 trillion, there's still a lot of room for growth.
